Stupid Home Buyers
It's difficult to find a word stronger than hate. Maybe loathe, disgust, detest, despise? I don't know but this is how I feel toward stupid home buyers. I blame them for this mess because at the end of the day, they signed the papers and screwed over good honest people.
Right now I'm selling my home. A very nice large home in excellent condition with an amazing view for 1/4mi, new real wood floors, and a bathroom larger than most peoples bedrooms. It's soo nice in fact that it sold in less than a month while other homes in the area have been on the market for over a year. After lowballing me and finally getting closer to reality the buyer is trying to bleed me to death with a new roof and AC. The roof has 6-8 years on it and the AC's, although old are in good shape with 4-5 years of life left. He's already getting a great deal and I even came down more so he could get approved! What is wrong with people. I guess the honorable or accepted thing to do these days is to act like a complete penis pump until somebody caves in. Screw him, ain't gonna happen. You just wasted $1,000 inspecting my home thanks. |

If you're not in a rush to sell this can work but it depends on what's the carrying price on the house and what you're trying to achieve. Just remember that chance are any equity you receive will have already have the taxes paid on that and if you had to save the money, you would have to pay the state, federal, and FICA.

SkyM - how's it going. Sorry for the rant lol! I'm about an 8th of an inch from telling this guy, sure no problem, and I'll install a wheel chair ramp your going to need if you ever step foot in my house again.

He got my message of no roof and replied back asking for half. This guy is so bluffing. He's already visited the house 4-5 times with all kinds of family members..aunts,grandma, daddy .That right there says he's he's emotionally attached and all he has to to is go on truila and see I've had over 300 hits in a 5 weeks.

Those are postitive closing signs. You need to do what's called a "take away close". Always keep your realtor insecure about the sale. Never let her know your real feelings. At this point I'd totally try to back out the deal and watch them all sweat. The purchaser's wife would kill him if he let $10,000 make or break the deal. Trust me on that on. They've mentally bought. |

Lol! This guy will not give up. Now he wants 1/4 of the cost. Seriously? First he said no deal unless I included a roof, then 1/2, and now 1/4. Insanity.

If anyone is selling soon one thing I learned is that if you turn the bathroom into one for a princess almost no woman can resist it. I hired a couple of good interior designers and gutted the whole thing. I did most of the work myself. I spent some money but it was well worth it not to have it sitting on the market for months on end. |
